Getting Started
Blue Eco Homes is based in the Blue Mountains, NSW, and we regularly build throughout the Blue Mountains, Greater Sydney, Hawkesbury, Lithgow, Bathurst, the Central West, Southern Highlands and surrounding regions.
If your project is outside these areas, we'd still encourage you to contact us. Depending on the location and the project, it may still be something we can help with.

Some clients are looking for formal Passivhaus certification. Others are focused on creating a home that's comfortable, healthy and efficient to operate. We'll help you determine the level of building performance that best suits your project, your site and your priorities.
Some clients come to us with plans that are ready to build, while others are still working with an architect or designer. We're happy to become involved at any stage of your project.
If you already have plans, we'll review them with you and discuss factors such as buildability, building performance, budget and construction methodology. Sometimes only minor refinements are needed. In other cases, making a few changes before construction begins can improve the way the home performs, reduce unnecessary costs or make the building process more efficient.
Many of our clients choose to involve us early in the design process.
Bringing your builder into the conversation before the design is finalised allows practical construction advice to become part of the design process from the beginning. Budget, buildability and building performance can then be considered as the design develops, rather than after important decisions have already been made.
We'll work closely with you and one of our preferred architects or designers, or with your own design team where appropriate, to develop a home that reflects your priorities, suits the way you want to live and works within your budget.

Planning, Budget & Value
We believe budgeting should be part of the design process, not something that's considered once the plans are finished.
By discussing budget early, it's possible to make informed decisions while the design is still evolving. That means balancing your priorities with practical construction advice, rather than trying to redesign the project after costs have been prepared. Good decisions made early are almost always the most cost-effective decisions.
We'll have open conversations about budget from the beginning and help you understand where your investment is likely to have the greatest impact.
This is one of the most common questions we receive, but it's also one of the hardest to answer without understanding your project.
The cost of building a home depends on many factors, including the size and complexity of the design, the level of finish, site conditions, bushfire requirements, access, services, building performance and the choices you make throughout the design process.
Rather than relying on square metre rates or broad estimates, we prefer to understand your project first and provide advice that's relevant to your site, your design and your priorities.
Not every part of a home has the same influence on how it performs. One of our roles is helping you understand where additional investment is likely to deliver the greatest long-term value.
In many cases, improving the building envelope through better insulation, windows, airtightness and ventilation has a greater impact on comfort, energy efficiency and indoor air quality than investing the same amount elsewhere.
That doesn't mean every home needs to achieve the highest possible level of performance. It means understanding the options, the trade-offs and where your budget will make the biggest difference for the way you want to live.
Some aspects of a high-performance home can increase the upfront construction cost, while others have little or no impact when they're considered early in the design process.
Many performance improvements work together. For example, investing in a better building envelope may reduce the size of the heating and cooling system that's required. Considering these decisions as part of the overall design often delivers better value than treating them as individual upgrades.
Every project is different, and we'll help you understand which options are likely to provide the greatest benefit for your home.
Earlier than most people think.
Many people assume they need completed plans before speaking with a builder, but involving your builder during the design stage allows construction knowledge to become part of the conversation from the beginning.
It's an opportunity to consider budget, buildability, site constraints and building performance while the design is still flexible. That can help avoid unnecessary redesigns later and gives everyone involved a clearer understanding of the project before construction begins.
Building Performance & Healthy Homes
A high-performance home is designed and built to provide a comfortable, healthy and energy-efficient living environment throughout the year.
Rather than relying on large heating and cooling systems to maintain comfort, high-performance homes use good design, quality construction and carefully selected materials to create a more stable indoor environment.
Insulation, airtightness, high-performance windows and well-designed ventilation all work together to improve comfort, reduce energy use and contribute to better indoor air quality.
Passivhaus is an internationally recognised building standard that focuses on creating homes that are comfortable, healthy and exceptionally energy efficient.
It isn't a particular style of home. A Passivhaus can look traditional or contemporary, large or small. What makes it different is how it performs.
Some clients choose to pursue formal Passivhaus certification, while others prefer to incorporate many of the same building science principles without seeking certification. We'll help you understand the options and choose the level of building performance that's right for your project.
Your home influences how you live every day. A home's temperature stability, ventilation, humidity and indoor air quality all contribute to how comfortable, healthy and enjoyable it is to live in throughout the year.
Good building performance isn't about adding more products or technology. It's about ensuring every part of the home works together to create a better indoor environment that performs consistently, season after season.
Most Australians spend around 90% of their time indoors, yet indoor air quality is rarely considered when designing or building a home.
A well-designed home helps manage fresh air, moisture, temperature and pollutants in a way that's difficult to achieve in a conventional home.
Many of our clients want to reduce condensation, improve comfort and create a healthier indoor environment for their families. Others come to us because of concerns such as asthma, allergies or mould. Good ventilation and effective moisture management benefit every home, regardless of whether anyone has an existing health condition.
Comfort isn't created by one product or one system. It's the result of many parts of the home working together.
Good orientation, insulation, airtight construction, quality windows and balanced mechanical ventilation all contribute to maintaining a more consistent indoor environment throughout the year. Because the building itself performs better, far less heating and cooling is usually required to maintain comfortable temperatures.
A well-designed high-performance home is intended to perform throughout the year. In winter, it helps retain warmth and reduce heating demand. In summer, it slows unwanted heat entering the home, making it easier to maintain comfortable indoor temperatures.
Good orientation, appropriate shading, glazing, insulation, airtightness and ventilation all play an important role in keeping the home comfortable through every season.
Our Building Process
The first step is usually a phone call or meeting where we get to know you, your site and what you're hoping to achieve.
We'll talk about your ideas, your budget, your timeframe and any opportunities or challenges we can see at this early stage. It's also your chance to ask questions and decide whether we're the right fit for your project.
If it looks like we're a good fit, we'll explain the next steps and how our Project Engagement Agreement works. Our aim isn't to rush into construction. It's to make sure the project has a solid foundation before drawings are finalised and building begins.
The Project Engagement Agreement (or Preliminary Agreement) is where we move from an initial conversation to actively working with you to develop your project.
Some people come to us with completed plans, while others have little more than a site and a few ideas. Wherever you're starting from, the Project Engagement Agreement allows us to begin working together to move your project forward.
During this stage, we'll work alongside you and, where applicable, your architect, designer and other consultants to develop the design, discuss budget, identify opportunities and challenges, and progressively build the information needed to prepare a detailed construction proposal.
Rather than waiting until every decision has been made, this process allows ideas to be explored, tested and refined while there's still flexibility. It also means decisions about design, budget and construction are made together, rather than in isolation. We believe investing time at the beginning of a project leads to better decisions, greater confidence and a smoother building experience.
Every project is different, so there's no single answer. The overall timeframe depends on a range of factors, including the complexity of the design, council or approval timeframes, engineering, consultant input, product lead times and the size of the home.
Good planning takes time, but it also helps reduce delays later in the project. During the early stages we'll discuss realistic timeframes and keep you informed as the project progresses.
Yes, although they're generally easier and more cost-effective to make during the design phase. Changes made during construction can affect cost, programme and, in some cases, other parts of the build. That's why we encourage as many decisions as possible to be made before work begins.
That said, building a custom home is a journey, and sometimes ideas evolve as you see the home taking shape. If you're considering a change, we'd much rather have the conversation than have you live with something you're not happy with.
We'll explain how the change may affect the cost, programme or construction, talk through the available options and help you make an informed decision before proceeding.
Clear communication is an important part of every successful project. You'll have regular contact with our team throughout the build, and we'll keep you informed about progress, upcoming decisions and anything that requires your input.
We believe good communication isn't just about providing updates. It's about making sure you understand what's happening, why decisions are being made and what to expect next.
Yes. We encourage clients to remain involved throughout the build, and there will be opportunities to visit the site at appropriate stages.
For everyone's safety, we ask that site visits are arranged in advance and accompanied by a member of our team. This allows us to answer questions, explain what's happening and ensure appropriate safety requirements are followed.
Handover is much more than receiving the keys. We'll walk through your new home with you, explain how the various systems operate, answer any questions and provide the documentation you'll need, including warranties, manuals and maintenance information.
High-performance homes often include systems that work a little differently from a conventional home. Taking the time to understand how they operate will help you get the best performance from your home for many years to come.
Even after handover, we're always happy to answer questions as you settle into your new home.
Quality, Warranty & Support
Yes. Building in bushfire-prone areas has been a significant part of our work for many years. We've completed homes across a range of Bushfire Attack Levels (BAL), including BAL-FZ (Flame Zone), and understand the additional planning, materials and construction requirements these projects involve.
Bushfire construction is about much more than selecting compliant products. It requires careful attention to the way the entire home is designed and built so that all components work together to meet the relevant Australian Standards.
Meeting bushfire requirements doesn't mean you have to compromise on good design, comfort or building performance. If your property is bushfire affected, we'll explain what the BAL assessment means, discuss how it may influence your design and help you understand the options available before construction begins.
Yes. Sustainability has always been an important part of how we design and build homes. That doesn't mean using the same materials on every project. Every site, every design and every homeowner's priorities are different.
When selecting materials, we consider factors such as durability, long-term performance, environmental impact, maintenance requirements and suitability for the project. Depending on the home, this may include responsibly sourced timber, lower-carbon concrete, recycled or recyclable materials, durable external finishes or other products that support the long-term performance of the home.
Rather than recommending the same products for every project, we'll talk through the available options, explain the advantages and trade-offs, and help you make informed decisions that align with your priorities.
Quality starts long before construction begins. A well-considered design, clear documentation and careful planning all contribute to a better outcome on site. During construction, our team follows documented quality management systems, carries out regular inspections and works closely with our trades and suppliers to maintain consistent standards throughout the build.
Behind every project are documented systems and processes that help ensure important details aren't overlooked. From planning and quality inspections through to safety and environmental management, our ISO-certified management systems help us deliver every home with the same attention to detail and consistency.
For our high-performance homes, quality also means verifying that the home performs as intended. Depending on the project, this may include airtightness testing, ventilation commissioning and other performance checks to ensure important details haven't simply been specified, they've been achieved.
Every new home includes the statutory warranties required under NSW legislation. You'll also receive manufacturers' warranties for many of the products and systems installed in your home, along with the relevant manuals and maintenance information.
Before handover, we'll take the time to explain what's covered, answer any questions and make sure you know where to find the information in the future.
