Complimentary Consultation
The first step in building your dream home with Blue Eco Homes is a complimentary consultation. This initial meeting comes with no obligations, making it the perfect opportunity to explore your ideas, ask questions, and learn how to make your building journey a success.
During your consultation, you’ll have the chance to share the vision you have for your home—whether it’s a sustainable bushfire-resilient home, a high-performance design, or a Passive House. In return, we’ll provide you with honest answers and valuable information to help you plan with confidence. This includes a clear price idea so you can start budgeting with certainty. Many of our clients have told us that this session alone saved them months of research.
What makes this step truly unique is who you’ll meet. Instead of speaking with an Office Junior or a Commission Salesperson (as is often the case with other builders), your consultation will be with Joe and Merylese Mercieca, the owners of Blue Eco Homes. With over 40 years of building experience, Joe and Merylese bring a wealth of knowledge and expertise to the table. They are passionate about helping you achieve your dream home and are more than happy to share insights that will set you up for a successful, stress-free building process.
This personalised approach is a reflection of what Blue Eco Homes stands for—professionalism, integrity, and a genuine commitment to each client. The Free Consultation is more than just a step in the process; it’s your opportunity to work with a team that cares deeply about creating homes that are sustainable, comfortable, and tailored to your needs.
Planning And Design
At Blue Eco Homes, we know that planning is the foundation of every successful building project. Even minor oversights at this stage can lead to costly and challenging issues down the track, which is why we dedicate as much time as needed to help you clarify and refine your ideas. This part of the process is highly collaborative. We listen attentively to your vision, asking thoughtful questions to ensure we fully understand your goals and preferences.
Drawing on Joe and Merylese’s 40+ years of building experience, we offer practical suggestions and present alternative options you may not have considered, always explaining the pros, cons, and considerations. It’s a process that’s never rushed, and many of our clients find this step enjoyable and enlightening as it brings clarity to their vision.
Once your ideas are clear, we’ll optimise the design to bring out the best in your unique block of land. This includes maximising natural light and airflow, making the most of views, and ensuring privacy, all while refining the design for maximum comfort, energy efficiency, and bushfire resistance.
We’ll then transfer your vision to paper, bringing it to life in a tangible way. To ensure every detail is perfect, we work with our trusted network of experts to carry out the necessary assessments, such as engineering, bushfire, and flood requirements, along with Development Application (DA) lodgement.
While this is happening, we’ll personally guide you through the exciting process of choosing your materials and finishes. From energy-efficient selections to aesthetic details, we’ll help you make informed choices that suit your lifestyle, values, and vision for your home.
At Blue Eco Homes, the planning and design stage is about more than just preparing for construction—it’s about creating a home that reflects your personality, enhances your well-being, and makes the most of your block’s potential. With our hands-on guidance and thoughtful approach, we ensure this crucial step sets the foundation for a sustainable and comfortable home that you’ll love for years to come.
Pricing
Once we’ve received your project’s concept plans, we can provide an Initial Costing. This is a high-level estimate based on current industry rates and our extensive experience with similar projects. While it’s not a detailed quote, it gives you a helpful early indication of the potential cost of your home and can assist in guiding design decisions moving forward. This service is completely optional, but many clients find it a useful reference point as they refine their plans.
When your full set of design documentation is ready—including architectural plans, engineering drawings, specifications, and other relevant details—we’ll move into the detailed cost planning stage. At this point, we’ll prepare a comprehensive cost plan tailored specifically to your project. This plan outlines all anticipated expenses and provides transparency around how your budget will be allocated.
We’ll then arrange a time to sit down with you and walk through the cost plan in detail. This gives you the opportunity to ask questions, clarify any items, and gain a solid understanding of where your investment is going. If needed, we can also suggest alternative materials or approaches to help align the project with your budget without compromising on quality.
Finally, we’ll outline the proposed construction sequence and schedule, so you have a clear picture of what to expect in the lead-up to your build and throughout the construction process. Our aim is to make this stage as informative and stress-free as possible, giving you confidence and clarity as you move closer to building your new home.
Contract and Approvals
At Blue Eco Homes, we pride ourselves on transparency and honesty, ensuring you feel completely confident about your budget throughout the process. By this stage, with many of the key decisions made, we’ve provided you with an accurate and detailed price to build your home. Every element of your build will be clearly outlined in a comprehensive contract, so you’ll know exactly what you’re getting and precisely how much it will cost—without any hidden surprises or unexpected expenses.
Pre-Construction Planning
At Blue Eco Homes, we know that thorough pre-construction planning is essential, especially when building Passive, High-Performance, or Bushfire Resistant homes. During this stage, we complete detailed Passive House Modelling and Energy Analysis (known as PHPP) to ensure your home achieves the highest levels of comfort, energy efficiency, and sustainability. These steps are critical in refining the design and performance of your home, ensuring it meets your expectations and aligns with our commitment to quality and environmental responsibility.
We also take care of ordering all necessary building materials well in advance. This ensures that everything arrives onsite precisely when needed, keeping the construction process smooth and on schedule. Additionally, we coordinate and schedule all tradespeople, so every team is prepared and ready to begin their work at the right time. This thorough organisation allows us to minimise delays and ensure the building process is efficient and stress-free.
At this stage, our focus is on setting the foundation for a seamless construction phase, ensuring your home is built to the highest standards while staying on track and on time.
Construction
With all the thorough planning completed, the construction phase at Blue Eco Homes runs smoothly and stays on schedule (except for pesky weather and other things out of our control). Joe and Beth are personally onsite to oversee the progress and ensure everything is carried out to the highest standard. The process begins with site preparation, including earthworks and foundation work, which typically takes several weeks. From there, you’ll be amazed at how quickly your home takes shape, especially with the use of our prefab wall and roof system!
Next, we move on to roofing, cladding, windows, doors, and other systems. For clients building a Passive House, we conduct an independent Blower Door Test to measure the air tightness of the home, ensuring it meets the rigorous standards of energy efficiency and comfort. Once the core structure is in place, we focus on the interior, completing the finishes, fixtures, and fittings with precision. All necessary testing and certification are then conducted to ensure everything is up to standard.
Every aspect of the construction is handled with care and expertise by our team of experienced and trusted tradespeople. Their dedication to excellence ensures your home is built to the highest quality. Throughout the process, you’ll have the opportunity to be involved through regular site meetings, keeping you informed and engaged at every stage. And if you ever have questions or concerns, you can call Joe and Merylese directly, reinforcing the personal and family-oriented approach that sets Blue Eco Homes apart.
